Inspiration for this post came as I was doing some research into the Townhouse market. I was looking to see how much prices have come up and honestly I was planning on doing a post for those of you with townhouses to let you know that they are still a HOT commodity and selling at record prices. The trigger for this actual post was when I came across a listing that sold for an AMAZING $30k OVER ASKING! WOW…right!?!? Admittedly I was caught up in the $30k over asking part and I was all fired up to let you know just how HOT the townhouse market is…but then I started looking into the listing and realized that this home was listed under value I sold the same model home a few times in the beginning of this year (so over 6 months of appreciation ago) for $415k and this house was listed at only $375k???? Why is that? Yes, it had carpet and an unfinished basement, but I sold the same model in 2012 with similar features for $385k. So naturally I looked to see who the agent was and was not surprised to see it was an out of town agent. This just goes to show that using a local agent is VERY important! I understand that we all know somebody in the Real Estate industry and it’s tough when you have to choose between friends and family. But for the family that just lost at least 10k worth of appreciation, do you think it was worth it? The new buyers just got an AMAZING deal!
Anyway, we all talk about supporting local farmers, shops, etc. Having an agent that knows everything there is to know about your area and knows the trends and what’s going to happen next in Milton is definitely in your favour! As per the original reason for this post, YES, the Milton market is still going strong. After a slower summer, everybody is ramped up to make that home purchase and be moved in before Christmas! While townhouse prices continue to climb (and fairly rapidly), the upper prices thankfully are not moving up as quickly…so if there was ever a time to upgrade your home, it’s now.
